How to Calculate Nunavut Land Titles Fees

Example: For a $400,000 home with a $320,000 mortgage:

Property Transfer Fee:

  • $400,000 / $1,000 x $1.50 = $600

Mortgage Registration Fee:

  • $320,000 / $5,000 x $1.00 = $64
  • Minimum fee applies: $80

Total Nunavut Fees: $600 + $80 = $680

Total Closing Costs in Nunavut

Property prices in Nunavut — particularly Iqaluit — can be surprisingly high due to remote construction costs. However, the transfer fees remain very low.

Closing CostEstimated Amount ($400K home)
Land titles transfer fee$600
Mortgage registration fee$80
Legal fees$1,500–$2,500 (higher than southern Canada)
Home inspection$500–$900
Shipping/logistics costsVaries significantly
Total estimated closing costs$2,680–$4,080+

Legal fees in Nunavut tend to be higher than in southern provinces due to the limited number of real estate lawyers and the complexity of land title issues (some land in Nunavut involves Inuit land claims and requires additional due diligence).
