Assurance Fee

The assurance fee only applies when the purchase price is greater than the property’s value at its last transfer:

  • $20 for the first $10,000 of additional declared value
  • $10 for each additional $10,000 thereafter

How to Calculate Yukon Fees

Example: For a $400,000 home with a $320,000 mortgage:

Property Transfer Fee: $150 (falls in the $100K-$500K tier)

Mortgage Registration Fee: $100 (falls in the $100K-$500K tier)

Total Yukon Fees: $150 + $100 = $250

This makes Yukon one of the most affordable places in Canada for property transfers.

First-Time Homebuyer Programs in Yukon

Yukon does not offer a territorial first-time homebuyer exemption for land titles fees. However, first-time buyers can take advantage of several federal programs:

  • Home Buyers’ Plan (HBP): Withdraw up to $60,000 from your RRSP tax-free for a first home purchase
  • First Home Savings Account (FHSA): Save up to $40,000 tax-free for your first home
  • Home Buyers’ Tax Credit: Federal non-refundable tax credit of up to $1,500
