Montreal Property Tax 2026 | Tax Rate & Calculator

Updated

Montreal Property Tax 2026

Montreal’s residential property tax rate is approximately 0.76%.

Montreal assesses property values on a 3-year cycle, with the current roll reflecting values as of a specific reference date. When a new roll takes effect, assessments are adjusted evenly over the 3-year period to prevent sudden jumps. If you believe your assessment is too high, you can file a review request with the City of Montreal within 30 days of receiving your assessment notice (or May 1 of the first applicable year, whichever is later). The review is free for the first request. If the city’s review does not resolve the issue, you can appeal to the Tribunal administratif du Québec (TAQ), though this involves filing fees and potentially legal costs.

Quebec Welcome Tax (Land Transfer Tax)

Quebec’s land transfer tax — commonly called the “welcome tax” (droits de mutation) — is charged whenever property changes hands. Unlike Ontario, where the tax is paid at closing, the welcome tax bill arrives by mail 2-3 months after the notarial transaction and must be paid within 30 days. Montreal adds a municipal surcharge of 0.5% on amounts above $2,000,000. Budget for this cost separately from closing expenses, as it is not included in the notary’s closing statement.

Payment Options

Montreal offers monthly pre-authorized payments (TIPPS), quarterly instalments, or a single annual payment. Choosing the single payment option may qualify for a small discount, but most homeowners prefer monthly TIPPS for budgeting purposes. Late payments are subject to a penalty of 0.5% per month (6% annually). If property taxes remain unpaid for 3 or more years, the city can initiate a tax sale.
